Mari asked:

We live in an apartment complex and we will be moving into another apartment but in the same complex, but the other apartment has their rug in bad shape so the leasing office is going to put commercial rug in the apartment. Can they do that? Isn’t commercial for business and etc. Not for apartments? Can they do that?

How can I tell if the carpet in my apartment was recently cleaned?

Eva Save-A-Lot asked:

The management office for our apartment told us the carpets would be cleaned a few days before we moved in. Yesterday (Sunday) was our move-in day, however, the carpets don’t look as though they were cleaned yet. I called the office today and the office maintenance log says the carpets were cleaned, but I’m not sure this is accurate. How can I tell by looking at the carpets whether they were cleaned or not? There are still lots of furniture marks in the carpet and some stains. There are also no lines where the machine would have passed on the carpets. I have two small children who literally live on the floor all day, so I want to be sure the job was done right!

I need to get an 11 x 9′9 section of carpet replaced because there are some small holes and a bleach spot. Are carpet companies allowed to replace the carpet without notifying the leasing office. If so, how much do you think a section this big would cost?

We lived in an apartment for one year. The carpet needed to be replaced. They charged a fee per year (6 yrs.) instead of the cost of replacing the carpet. Is this legal?

We have lived in the same apartment for 3 years in Schaumburg, Illinois and we will be moving out in November. The carpet is very light and after 3 years it has picked up so many stains and discolorations that will not come out. We don’t want to lose our security deposit over the carpet having to be replaced. If you have an answer for me please source where you found it so I can use that. The management at the complex are not honest with anyone and I will need to have something to back this up with.

Can I require the seller to shampoo the carpets?

Allison M asked:

We are buying a home in which the previous owners smoked. The house smells of cigarettes but we do not have the money to replace the carpets nor do we want to because we have small children (why buy brand new carpets when there are still years of spills to come!). Can we require the sellers to have the carpets professionally cleaned? I’ve heard it can be quite pricey to have carpets cleaned for cigarette smoke as they have to use special cleaners. Will the smell eventually dissipate if we don’t have them cleaned?

Does our landlord have the right to make us steam clean the carpets before we leave?

We’re moving out at the end of the month and our landlord recently told us to steam clean the carpets (which were quite old before we got here) or else it was implied she would take it out of our security deposit. Our carpets are clean, have been vacuumed regularly, and we don’t wear shoes in the house. Does the landlord have the right to demand this of us? Is it normal procedure for tenants to do this or is the landlord being unreasonable here?
